Flipping Out is a reality television series that features real estate speculator Jeff Lewis. The show features Lewis and his entourage (his partner Ryan Brown, his Chief Executive Assitant Jenni, housekeeper Zoiler, etc.) as he works to buy and sell houses for profit. Flipping Out is part of an extended series of reality shows on Bravo that have included Blow Out (which follows the construction and launch of upscale LA hair salon Jonathan Salon), and Work Out (a show that centers around gym and spa life).

      After another season of designer meltdowns, Andy Cohen brings the entire "Flipping Out" cast - including Sarah and Trace - back together for the first time since the two were both let go. The group discusses the highs and lows of the past year and with feelings of betrayal on both sides, Sarah and Trace confront Jeff about the reasons why they were each fired. On the flip side, Jeff and Gage talk about their new home and the possibility of promoting Zoila from housekeeper to full-time nanny. And last but certainly not least, Jenni reveals some very exciting news about her boyfriend.

When Jeff's dream home comes on the market, Jeff may be forced to choose between investing in a home or putting his money into the new business.

Although Stacy is happy with Jeff's work, she continues to insult Jenni. As Stacy becomes more demanding and insulting, Jeff has to decide what's more important -- keeping his client happy or protecting the few loyal employees he has left.

With misbehaving staff, demanding clients and absent-minded contactors, Jeff's temper starts to boil over.

      Zoila returns to the house where the doctor has prescribed bed rest for several weeks. But when Jenni meets with one of Jeff's clients, the client makes it clear that she wants nothing to do with Jenni. Jeff is torn between what the client wants and what is best for Jeff Lewis Design; it's a hard decision - but he finally decides that he needs to have a sit down with Sarah.

      The motto at Jeff Lewis Design has always been to work hard and play hard, so when Jeff books another speaking engagement in Las Vegas, he decides to throw Sarah a bachelorette party and bring the whole gang along for the ride. It's still a business trip however, and when Gage and Jenni are the only ones to show up for the actual speaking engagement -- Jeff realizes that he may not be able to rely on his staff as much as hoped. Meanwhile, back in LA, it's finally time for Zoila's birthday facelift. She goes into the hospital with the whole staff at her side and although Jeff jokes with her, he knows that Zoila is as loyal as they come. Jeff is visibly nervous and does everything he can to make sure she gets the best treatment possible.

      Jeff and Jenni hit the streets of New York City with their longtime friend and client, Chaz Dean. Jeff has been working on Chaz’s Hollywood Salon for the past two years and is hoping to add this New York space to the list as well -- but Jeff is still working on the Hollywood Salon and as the pressure builds to get that project finished, he realizes he may lose this job and a good friend. Meanwhile, Zoila’s birthday is coming up and Jeff is determined to outdo the brand new car he bought for Zoila last year.

Gage's first order of business is to schedule a trip to San Francisco where Jeff will be the keynote speaker for Design Week. This is a big opportunity for Jeff and he is putting a lot of pressure on Sarah and Trace to hold down the fort while he's away. Gage and Jenni travel with Jeff to make sure things run smoothly, but with this crew -- you know something is bound to go wrong.

As always, Jenni, Lewis's executive assistant ever trying to keep the peace, comes to the defense of her husband Chris.
